  3. Why is a home inspection needed?
    • The inspection can reveal and document defects that may not be obvious to a home buyer.
  4. What if defects are found?
    • All found defects will be noted in the inspection report. Major defects will be discussed with the customer during the inspection.
  5. Does a home inspection check for build code compliance or if work to the home is permitted?
    • A home inspection does NOT check for building code compliance or for permit history.
  6. What should I (buyer) do prior to the inspection? Does the Seller need to prepare for the inspection?
    • Buyer- Have basic property information available. Your realtor’s contact info, address, square footage, roof material, pool, accessory structures, gate code, dates and time availability.
    • Seller- have access to crawl spaces, attic, closets, rooms accessible.
  7. Who needs to be present for the inspection?
    • It is not required but is encouraged for the buyer to be present for the inspection. This will help the buyer understand the homes condition and potential defects.
